It's no secret that by the time a transaction with your real estate agent is complete, they may know more about you than your closest friends and family. Your relationship with your agent requires serious financial transparency whether you are buying or selling real estate, as they need to know things like what you're pre-approved for and budget. Your agent understands the emotions you are going through, because they are there to be your support and get you through it. They will even be able to spot a house from miles away and think of you! Perhaps you are wanting to expand your family, but no one close to you knows that yet, but your agent does. In the long run, they can become a friend and someone you can always lean on in various circumstances. Besides, they want you to find that dream home or sell your first successful investment property as much as you do.

Here are a few reasons why it is beneficial to stay in touch with your agent even after your transaction closes: 

  1. Your Realtor has great recommendations whether it's finding the best restaurants, the most popular walking trails, or even if you need someone to mow your lawn. They know all the local companies and have likely had experiences with them either with themselves or past clients.
  2. Agents have seen many houses in their career so they see all the home trends come and go. Whether or not you are thinking of buying or selling, they can have a valuable opinion when it comes to home improvements. They can tell you what has good resale value and what is/isn't worth stressing over in the long run.
  3. If you are wondering how the real estate is doing in your neighborhood or area, ask your agent. They'd be happy to sit down with you and give you informative data that explains whether it's a buyer or seller's market, and what that can mean for you now or in the future. Staying knowledgeable and up-to-date on the local housing market not only helps them, but it can help you too.
  4. Remember all those legal documents you get at the closing table? Well, Realtors also keep copies or have a file with most of those documents in your transaction and if you need that closing statement for your year-end taxes, they can give it to you or help you get it. Same thing applies if you are missing your abstract, bill of sale, deed, etc., your agent can lead you in the right direction to find them.
  5. Never underestimate what your agent can and can't do. If you know of someone who is moving across the country, your agent can help find them a good Realtor, or send an outgoing referral.

So, think of your agent not only as a trusted real estate advisor, but also as a very valuable friend. They have the knowledge, experience, and connections to assist you with a variety of tasks in addition to purchasing, selling, and investing in real estate.
