Since 2005, when our new construction market peaked, regional home builders have responded wisely by steadily adjusting new housing starts to market demand.

Builders in all of our markets have significantly 1862 reduced the number of new housing starts since 2005. In the Quad Cities, for wholesale nba jerseys example, new housing starts through the third quarter of 2008 were down 52% from 2005 through September. We are fortunate that most of our builders are small or medium sized semi-custom and custom builders who build from 5 - 25 homes per year.

In our markets, you will know your builder and his crew personally and he will customize your home to your needs and tastes. We are not exposed to the drastic overbuilding caused by national production builders like Pulte Homes or Toll Brothers who developed and built - hundreds of new homes and couldn't react quickly enough to the contraction in their markets.

National Begins media coverage about massive developer foreclosures and wholesale MLB jerseys new construction properties being taken back by banks is scaring our prospective home buyers out of the market. We must localize our news coverage and spread the good news about our stable home prices, strong home builders, and great new #1 construction housing opportunities.

The challenge for builders now is to identify and build where the buyer demand is. For example, sales in the $400,000 - $500,000 range in Scott County for the first three quarters of 2008 already exceed total 2007 sales, but inventory is down 48%. So builders and lenders need data and market trends to make smart building decisions.
