Selling your house without an agent as a "For Sale by Owner" (FSBO) may be something you've considered. But you should know that, in today's shifting market, more homeowners are deciding that's just not worth the risk.

According to the latest data from the National Association of Realtors (NAR), the number of homeowners selling without an agent has hit an all-time low (see graph below):




And for the small number of homeowners who do decide to sell on their own, data shows they're still not confident they're making a good choice.

So, you got hail. What now? You have the right to determine who works on your property's repairs, but it's important to choose a reputable and experienced contractor for the job; be cautious of those that appear at your doorstep following a storm. It is advised that you first conduct some research, read reviews, and get recommendations before selecting the contractor you believe best suits what you need. References can usually be obtained from your adjuster or agent. It is also important that they have the necessary certifications and are insured and bonded.

Many factors determine whether hail will cause significant damage to your property; these include, but are not limited to:

  • The size and hardness of the hail, harder hail causes greater damage
  • The speed and direction of the wind, higher wind causes greater damage
  • The slope, age, and condition of your roof, a newer roof generally holds up better than an older roof

A recent federal court ruling challenged some of the National Association of Realtors' (NAR) practices. NAR reached a settlement that included significant changes to real estate transactions.

Traditionally, listing agents offer a portion of the total commission charged to a seller as compensation to buyer agents as part of the marketing strategy to sell a property. Offering buyer's agent compensation is one of the most effective uses of marketing funds because it ensures targeted and efficient use of funds, as payment occurs only when the property is sold.
