For Kenny, real estate has always been about more than transactions.

"One of the things that inspired me to get into real estate is being able to help people," he shared. "Helping them start the next chapter in their lives and achieve that first-time homebuyer feeling."

Flexibility was also important. After owning a business for about five years, Kenny took a year and a half away from work to focus on family. When he decided to return to the workforce, real estate offered the opportunity to build something new while maintaining the work-life balance that mattered most to him. 

Building a Foundation in Year One

Going into his first year, Kenny expected to establish himself within the community and build a solid base of business through hands-on experience.

"I expected to have a few transactions to help me learn the process rather than just reading or watching," he explained. 

Like many new agents, the early months required financial discipline. Thanks to his background as a business owner, Kenny approached real estate strategically. He kept his business and personal finances separate and essentially paid himself a structured weekly or monthly salary while building his pipeline. His prior business relationships also gave him a strong sphere of influence, helping create early momentum.

"It's easy to think a sales environment would be cutthroat,' he said, "but nearly everyone I've talked to or done business with has been very eager to help."

Survey respondents described the market as stable, despite downward movements in corn and soybean prices in recent months. Lack of inventory is helping hold land values firm, along with the expectation for an above-average crop for most of Iowa this fall and strong cattle prices. Respondents are curious to see how the farmland market will respond to the seasonal increase in farms for sale through the fall and winter months.

"The slight decrease in land values is expected with current farm revenue, however, the low supply of available farms in our area has minimized that decrease," said Eric Schlutz, ALC, Realtor, and Manager of the Ruhl&Ruhl Realtors Muscatine Office.

"The land survey results were pretty much as expected. It reflects generally a stable farmland market overall, although our local market in eastern Iowa and western Illinois continues to show strength in values of high-quality cropland. However, sales have been few, and there is just not much on the market presently, which has helped values. Factors affecting land values continue to be low commodity prices and higher interest rates, which are offset by good cattle prices, hog production returns, and low inventory of available land for sale. These factors will continue to impact land values over this next farm selling season," said Dennis Stolk, ALC, Farm and Land Specialist with Ruhl Farm&Land.

For the survey, participants are asked to estimate the average value of farmland as of September 1, 2025. These estimates are for bare, unimproved land with a sale price on a cash basis. Pasture and timberland values were also requested as supplemental information.

Mortgage Payments Are Coming Down

According to the latest Redfin data, the typical monthly mortgage payment is now about $290 lower than it was just a few months ago. That's a meaningful shift for today's buyers.

So, what's driving this improvement? The cost of buying a home really comes down to three things:

1. Mortgage rates
2. Home prices

Right now, all three are finally moving in a more favorable direction.

1. Mortgage Rates Are Easing

Earlier this year, mortgage rates hovered around 7%. Today, they've dropped closer to 6.3%. That might not sound like a huge change, but even a small dip can have a big impact on your monthly payment.

For example, on a $400,000 mortgage, the difference between 7% and 6.3% is roughly $190 less per month.

As Joel Kan, VP and Deputy Chief Economist at the Mortgage Bankers Association (MBA), explained:

"The downward rate movement spurred the strongest week of borrower demand since 2022 . . . Purchase applications increased to the highest level since July and continued to run more than 20 percent ahead of last year's pace."

This shows that buyers are already starting to take advantage of this shift.

2. Home Price Growth Has Slowed

For years, prices climbed rapidly, but now growth is much more moderate. According to Odeta Kushi, Deputy Chief Economist at First American:

"National home price growth remains positive, but muted — low single digits — and we expect this trend to continue in the second half of the year."

That moderation helps buyers plan more confidently and, in some markets, even opens the door to slight price dips. Depending on your area, you may be able to find a more affordable home than you expected.

3. Wages Are Rising Faster Than Prices

According to the Bureau of Labor Statistics (BLS), wages are up nearly 4% annually. Lawrence Yun, Chief Economist at NAR, emphasizes why that matters:

"Wage growth is now comfortably outpacing home price growth, and buyers have more choices."

When paychecks are rising faster than home prices, buyers gain a little more breathing room—helping to make homeownership more achievable.

While affordability is still tight, the combination of lower rates, slower price growth, and higher wages is making it easier to buy a home this fall compared to earlier this year.

Mortgage Rates in August 2025: The Latest Numbers

The 10-year Treasury yield, a key benchmark for 30-year mortgage rates, has fallen from 4.7% earlier this year to about 4.25% today. This decline has helped push mortgage rates down from 7.04% in early 2025 to the 6.125%–6.5% range now.

Some borrowers, particularly those using government-backed mortgages like FHA, VA, or USDA loans, are seeing even lower rates thanks to more favorable note yields.

Why Are Mortgage Rates Dropping?

Several recent economic developments have contributed to the decline in the 10-year Treasury yield and mortgage rates:

• Slowing job growth and softer employment reports 
• Signs that the overall economy is cooling
• Expectations of a Federal Reserve interest rate cut in September 2025

When the economy slows, investors often anticipate rate cuts from the Fed. This tends to push Treasury yields lower, and when yields fall, mortgage rates usually follow.

Mortgage Rate Forecast for Late 2025

Right now, the 10-year yield is hovering near an important level: 4.2%. If yields drop below that point and head toward 4.0%, possibly due to cooling inflation or further economic slowdown, mortgage rates could fall into the high 5% to low 6% range by Q4 2025.

However, there are still factors that could keep rates higher:

• Proposed tariffs, which could be inflationary or deflationary depending on implementation
• Persistent inflation is keeping the Fed cautious about cutting rates too quickly

Survey respondents described the market as "stable" and mentioned an increase in buyer interest since the 1st of the year. Low supply of land being offered to the market and a rally in commodity prices from fall lows have helped stabilize the downtrend in land values seen in 2024. A level of uncertainty has entered the market over the last 30 days, as buyers and sellers try to interpret the future effects of tariffs on agricultural products.

"While over the last year we have seen a slight pullback on land prices, the last six months have leveled off. Commodity prices and interest rates will determine where we go from here," said Eric Schlutz, ALC, Realtor, and Manager of the Ruhl&Ruhl Realtors Muscatine Office.

"The results of the Farmland Survey are pretty much what was expected. In our market area, we see pretty stable prices overall with high quality, well located, and mostly tillable land still commanding strong prices. In general, the inventory of land for sale remains tight, thereby supporting prices. Any softness in the market is in the lower quality farmland. The future land value trends will be impacted by commodity prices, this year's yields, and the impact of tariffs on agriculture and our general economy," said Dennis Stolk, ALC, Farm and Land Specialist with Ruhl Farm & Land.

For the survey, participants are asked to estimate the average value of farmland as of March 1, 2025. These estimates are for bare, unimproved land with a sale price on a cash basis. Pasture and timberland values were also requested as supplemental information.

The annual report ranks the top 500 real estate firms in the United States based on residential transaction sides and sales volume. Ruhl&Ruhl Realtors ranked 123rd nationally based on 4,181 transactions closed.

RealTrends 500 ranks companies on residential transactions only. When farm and land, and commercial transactions are included, Ruhl&Ruhl Realtors closed 4,231 sides in 2024. On average, Ruhl agents closed 15.3 transactions in 2024, nearly double the national average for per agent productivity.

In the past year, home prices in our markets have increased: 3.04% in Cedar Rapids and 4.87% in the Quad Cities. This compares to other cities: Des Moines, 4.10%, and Chicago, 6.77%. Of course, there is variation based on price range and location of properties, with more affordable properties appreciating more and expensive properties appreciating less.

The reported year-over-year gains, ranging from just over 3% to nearly 5% across our region, reflect the ongoing impact of strong demand and limited supply. While short-term adjustments are normal, the long-term trend remains healthy, with nearly 40% appreciation over the past five years. This sustained growth continues to reinforce the value of homeownership as a sound long-term investment. With interest rates easing and affordability improving, we're optimistic we'll see continued stability and a very active spring market," said Chris Beason, President of Ruhl&Ruhl Realtors.

This is more of a draw if the home is still under construction, but sometimes you can have a builder agree to some tweaks even after it's completed.

Many builders also offer warranties on things like structural components and major systems, to give you extra peace of mind. Other Considerations When Buying a Newly Built Home

On the other side of the coin, there are some things that you'll want to at least consider before making your choice.

Longer Timelines: If you're purchasing a home that's still under construction, you may have to wait several months — or longer — before you can move in. As Realtor.com puts it:

"For homebuyers who have a short time frame to move into a new home, buying new construction could be challenging if the house isn't built yet. This is not always the case, since a community may have some quick move-in homes or spec homes that are already complete (or nearly so) and ready for a buyer to move in. But if not, a buyer may have to wait."

Potential Price Changes: Keep an eye on costs, too. It's easy to go over budget if you keep tacking on upgrades or add-ons as you customize your build. At the same time, building materials, like lumber, can be affected by the economy, inflation, and changing trade policies. And unfortunately, if the cost of supplies climbs, builders will pass at least some of that increase on to people like you. As HousingWire explains:

"Upgrades and add-ons, unforeseen delays due to weather, supply chain issues or labor shortages, and expenses like landscaping and fencing not included in the builder's cost can significantly affect the final price."
