A modest increase in new house sales has been offset by a continued reduction in the number of new condos sold across the region in 2014. Multiple Listing Services report a 2% increase in house sales and a 12% decrease in condo sales, combining for an overall unit sales decrease of 3% versus the same period last year. New home sales across the region accounted for about 1 in every 8 home purchases, up from 1 in 11 for all of 2013. Even record cold, snow and frost depths were unable to dampen the spirits and efforts of some buyers and builders this winter. Despite many weather related schedule delays, overall regional new home sales managed a 1% increase over the same period last year, accounting for 1 in every 9.4 home sales during the first quarter. New home starts for the same period are detailed in the chart below. There was a 13% increase in regional inventory compared with the same time last year. Houses represent 74% of new home sales for the period and 57% of current inventory, while condos comprise 26% of sales and 43% of inventory. In all major categories in the Quad Cities, Ruhl & Ruhl Realtors served more clients than any other company in 2012. Ruhl agents accounted for 39% of the closed market share of residential and condo sales in the Quad Cities Area (IAQC/ILQC). That is bolstered by our New Construction Market Share that accounts for nearly half of all dollars spent (49%).
Our land sales account for a whopping 53% of the market. Finally, we are proud that we are also #1 in Residential Income this year accounting for 29% of the market, up from 2008, when we were #3 and had 14.7% market share. Across the region served by Ruhl&Ruhl REALTORS, new home sales dropped by an average of nearly 14% (see chart below for more detail) while Ruhl&Ruhl REALTORS experienced a company-wide increase of over 6% in unit sales for the year. Price level preferences were consistent with sales in the Quad Cities market, but the rest of the region expressed a much stronger preference for ranch style homes; at over 90% of sales in most areas. Inventory levels across the region fell by nearly 30%, compared to last year.
